Urban Renaissance: Taking Stock of 2012 | The Rivard Report

?

The Downtown Alliance presented its final ?Urban Renaissance? luncheon at the Hyatt Regency on Monday, the last of four programs in 2012, this one titled, ?The State of Downtown.? Three speakers presented snapshots of the visitor industry, the trends in center city commercial real estate activity, and the robust growth of center city residential developments.

The headlines?

  • The center city is alive with cool new residential venues with more projects ready to leap off the drawing boards and into construction. About 1,500 new units have been built or are under construction since the SA2020 goal of adding 5,000 new units was announced. Still, everyone goes to sleep at night wishing for a downtown grocery store. So far, lots of dreaming.
  • Downtown commercial real estate showed slight gains year-over-year, especially in the five Class A Towers, but 27 percent of the downtown?s five million square feet of space remains available, one-third of it left over from AT&T?s surprise departure for Dallas in 2008.
  • The convention and visitor industry remains a stalwart of the local economy, employing 112,531 people, representing one in eight jobs in the city, $12 billion in economic activity and $300 million in taxes and fees to local government. Growth for 2013 is predicted at three percent, and the expansion of the Convention Center by 2016 should keep the city competitive in the national marketplace ? but Austin, Dallas and Houston also are making significant investments in their downtown facilities.

?It?s certainly an exciting time to be downtown,? Trish DeBerry, CEO of the DeBerry Group, told the audience in her welcoming remarks. Referring to a big center city project with fierce proponents and opponents, she added, ?Streetcars are coming and that will be transformational. Streetcars are coming and coming in a very big way.?

DeBerry was followed by the program?s three followers,?Casandra Matej, executive director of the San Antonio Convention & Visitors Bureau;?Lindsey Tucker, vice president of CBRE-San Antonio, which represents the Weston Centre and other downtown office spaces; and?Dennis McDaniel, president of Austin Fairchild Management Company and developer of the historic Steel House Lofts on South Flores Street.

Matej put up some heartening numbers, as noted above, and spoke to an audience that both embraces the visitor industry but also wants to see a more vibrant center city for residents.

?When visitors come here, they want to go where the locals go, so we are thrilled with all the downtown revitalization,? she said.

Matej said the San Antonio MSA attracts 28 million visitors annually, putting it on par with Chicago and making it one of the nation?s top 15 urban destinations. She cited several projects underway that will help grow the number of annual visitors: The Tobin Center for Performing Arts, scheduled to be opened in the Fall 2014; The redevelopment of Hemisfair Park, scheduled to occur over the next decade; and continued improvements along the San Antonio River and the pursuit of UNESCO World Heritage Site designation for the Old Spanish Missions.

Tucker?s look at commercial real estate trends was a reminder of how seriously businesses were affected by the Great Recession that arrived in 2008. Only months earlier, AT&T stunned city leaders by disclosing closely held plans to move its corporate headquarters to Dallas. More than 430,000 square feet of office space on McCullough Avenue vacated by the telecommunications giant still remains unleased. Still, there has been a net gain of 22,000 square feet leased downtown this year, with new arrivals outnumbering departing tenants. Two corporate relocations to downtown, Argo Group and Visionworks, were notable, and the Weston Centre also is adding several new tenants ?who will occupy more than 30,000 sq. ft. Geekdom, the technology incubator that now occupies the high-rise?s 10th and 11th floors ? ?was cited by Tucker as exemplifying how traditional office schemes are giving way to more open and collaborative floor plans.

McDaniel described the Steel House Lofts project ? which he launched several years ago as a condominium project that changed to loft rentals ? as the most challenging and rewarding of his career. The restaurant,?Fruter?a,?owned by Chef Johnny Hernandez of La Gloria fame, is set to open in the building on the street level in the next month. McDaniel talked about his own project in the context of many similar developments that have opened recently or will open in the next year: 1221 Broadway, The Vistana, the Can Plant at Pearl, 1800 Broadway, The Mosaic on Broadway, the yet-to-be-named River North residences that Hixon Properties is building across from the San Antonio Art Museum; Embrey Partners, which is building the Can Plant, has another near-Broadway project ready to launch called The Brackenridge, which will be built behind the new San Antonio Children?s Museum on Broadway; and NRP Properties? Cevallos Lofts?in Southtown and the company?s Tobin Lofts at San Antonio College, now leasing and under construction.

It?s ?a great time for people wanting to move downtown or to one of the surrounding neighborhoods. Increasingly, the center city will be alive with locals mixing with visitors. Will more companies bring their offices and jobs downtown to fill empty office space? That looks like the big challenge for 2013.

Buying Land Could Be Lucrative | InnovativeRealtyTeam Real ...

There are many ways that you can invest in real estate. One way is by purchasing land. This option can be a very lucrative choice, as long as you keep the few important points in mind. The reason why purchasing land could be a viable option is because you get to pick your location, and build a home to your specs. This will allow you to find your own contractors to construct your building for you. By having full control over who you choose and what you pay, it becomes easier for you to save on costs.

Keep in mind that while you do have full control over who you choose to build on your property, it also means that there will be more responsibility hanging over your shoulders. For example, you would need to make sure that you have all the right permits to construct your building, and you also have to make sure that you choose the right contractors; otherwise the whole project can turn into a big catastrophe. Therefore, before deciding to purchase a piece of property that is completely void of any buildings, take some time to do some research, as this will save you a lot of headache in the long run.

Buying land in a down market can also be a great investment. Land is becoming harder to come by, which is creating a higher demand for land and in turn bringing the price up. Buying land now and holding onto to it could bring some great return. Think about it in 10 years from now there will be a lot less land and your lot could be worth a pot of gold. Invest now and reap the rewards down the road. Think of it like a savings account, you deposit money into a piece of land and watch your money grow!

Mullens gives more cash to money-losing baseball coach

11/16/2012: Adam Jude has the story in the Oregonian. Horton's program loses a cool $2 million a year, not to mention the upcoming $5 million balloon payment the athletic department owes on the loan Kilkenny used to build the ball park he named after himself.?But Rob Mullens pays him $500,000 plus a cut of the gate. He's losing money, so Mullens will pay him based on the gross! These guys are always so generous when they spend our money on themselves.

Lawyer sues Microsoft for not telling him the Surface had only 16GB of available storage

1. Raymond_htc posted on 2 hours ago 2 5

HAHAHAHAHAHA... That lawyer is such a newbie.

His sue against microsoft is a lose- a No brainer can guess it.

How can one man fight against a technology Giant?

7. Topcat488 posted on 2 hours ago 8 1

Isn't all of us in some way or another a noob, especially in this perpetual innovative tech market... But 1GB of system file to 13GB of system file only shows how unnecessary complicated MS makes their system files. "I think he has a chance of winning". 13GB's is too much of a difference.

20. TROLL posted on 59 min ago 0 1

Hahaha really good news. Good luck Lawer.

2. wendygarett posted on 2 hours ago 0 4

The lawyer should read the phonearena article...
Pa has mentioned this statement tho...

I do love surface but I don't trust ms marketing gimmick lol

3. edgabimbam posted on 2 hours ago 7 0

he will win for sure.... Don't you remember like apple got penalty for false advertising of ipad with 4g or something like that, at Australia?

4. gothicheart posted on 2 hours ago 0 5

how can someone be as stupid, and a lawyer at that. Yes, there is storage space, but there is storage. It's just a matter of simple math. When you have storage space and something is stored inside, you would have less space. Even a 5-year old would be able to understand that.... tsk tsk

8. crankyd00d posted on 2 hours ago 3 0

I would say you're the stupid one for believing for a second that lawyer didn't really know, he saw a chance and he took it, just the way lawyers do, besides, 16GB out of the advertised 32GB IS outrageous whether you know about computers or not

13. gothicheart posted on 1 hour ago 0 4

and how old are you, 2? and how stupid can you get, then why not just remove everything on the memory, then you can have everything as advertised. And no, he will never win, coz ms did make a statement about this before they even released this, they even reported this here in phonearena. You want me to release the ip address that you're using right now here, then we'll know if I know anything about computers or not

14. crankyd00d posted on 1 hour ago 2 0

Don't get so mad, it's not my fault you're incredibly naive kid, I didn't mean that YOU didn't know about computers, I meant PEOPLE IN GENERAL, I know a little bit, though not as much as you obviously with all those IP releasing skills you have.
Even though it's a stretch, I would like the lawyer to win so these companies start advertising real usable storage, since it looks like the use of exclusively internal storage is the new fad for these manufacturers and, I will say it again, I believe advertising 32GB and having HALF of that is unacceptable.

16. gothicheart posted on 1 hour ago 0 0

oh wel, whatever suits you. As for me, can't wait to get my hand on these. Then just remove the stuff on the memory I don't need. And as for the other things that I will be able to use, im glad that that they're all in there to save me the trouble so I won't have to get it myself. And yes, those stuff that are in there are what made this different from all the tablets out there, and not a toy. Is there any other tablet that you can connect an external hard drive to?

19. crankyd00d posted on 1 hour ago 0 0

My Xoom and Nexus 7 can use external storage, add and app and they can also use NTFS. It has worked really well for me, for movies, music, photos, books, etc., they do need the bigger drives to be powered externally though, but they can use card readers and USB keys just fine

26. gothicheart posted on 5 min ago 0 0

you're right, the xoom and nexus 7 are good tablets, probably the best out there. but the surface is just on a different level. As i've said, i want something that has the desktop experience on a tablet form. Almost any phone can use card readers and usb keys, had that even on my n8 already.

5. tiara6918 posted on 2 hours ago 1 7

That's what he gets for not going for a review of the surface tablet first before buying it. Microsoft shouldn't worry about this

12. tango_charlie posted on 1 hour ago 1 1

Not everybody has the time to read through all of the reviews on the Internet. If I weren't a tech interested person I would also think that the 32GB Surface would have 25-29GB of usable storage, since all Ipad's, Droid's and even WindowsPhone's have almost 80% of usable storage and not just 50%. It's common knowledge getting 10-20% less storage and not 50%.

6. ahomad posted on 2 hours ago 1 0

what do you expect to get, $10 per surface sold? take it or get a refund, thats it

9. Raymond_htc posted on 2 hours ago 1 1

Well 16 GB is big enough.... but if its paying for the price of a 32 GB model and you get 16 GB, i would sue em for scamming... Microsoft is getting worse....

10. Tones posted on 2 hours ago 1 0

Understandable. Shouldnt advertise 32gb when theres only around half that available. I know its the same for other manufacturers / gadgets, but they too should also only advertise what the user has available to them.

11. tango_charlie posted on 2 hours ago 0 0

Getting 10-20% less flash storage than advertised is acceptable and common in the tech world, but in this case we are taking about almost 50% less space! The usable storage should be clearly declared on the packing, so that the consumer is aware of this factor.

Sam Bret: The flu among other things...

The dreaded flu has hit. I was lucky though, I got off easy with just a day of feeling horrid. My fingers are crossed that I?didn't?pass it on to Noo. Both her and Ty have already had the sick bug recently so hopefully she's safe. So our last few days have been filled with a lot of not-muchness. Plus, when Ty saw that Apple were releasing the iPad mini, he had our "prehistoric"?iPad?2 up on?eBay?in a jiffy. I have been without an?iPad/camera/instagram for two weeks and I have never gone so long without taking at least 50 plus photos of Nancy a day. I think I'm having withdrawals... *chuckle* (just kidding).

While these last few days have been quiet, our weekend wasn't. My brother Dale and his wife Rachael are expecting a little girl early?December?and we are all so excited! It will be my parents second grandchild and I couldn't be more grateful that Nancy has girl cousins so close in age on both sides of the family.

On Saturday we all gathered for a family (men included)?baby shower at Punchbowl Park. The weather was perfect and Nancy was just so delightful all day (aside from the poo all over the new?car seat?incident). I was in such a good mood that I even joined in on a game of cricket (my first form of strenuous exercise in over a year)?and consequently ripped my pants. Right up the seam. In the crotch area.
Ah well ,?life happens I suppose and it was worth it.
Rachael, you make a lovely almost full term pregnant lady. I didn't get any good photos of the mum to be, but here she is resting on her camping chair opening presents.

+

We had our ward bonfire that night. I love bonfires. I love just sitting close to the warmth and thinking about anything while people chat and eat and play around me, and with Nancy snuggled like a tortilla in my arms.

This photo of Ty gave me a strong flashback to a time a few years ago, before we were dating, when I would secretly watch him at YSA and Youth activities because I was so in love. We had barely even spoken to each other. And now we are married with a little girl. How funny and wonderful life is.

Washington State DOT Shows Off 520 Pontoons

Washington State Department of Transportation officials gave the media a tour Wednesday of pontoons on the State Route 520 floating bridge. The pontoons are part of a massive concrete structure that will keep the new bridge afloat.

The tour was part of an effort to show progress on the $586 million project. But it was also an opportunity for DOT to try to alleviate public concern regarding structural cracks found in six of the nine pontoons.

Each pontoon is about the length of a three-car garage. One pontoon on the media tour had visible cracks and water inside. State Construction Engineer Jeff Carpenter said some pontoons have been repaired, and the work is ongoing.

Carpenter said cracks are not uncommon when working with concrete.???All concrete is going to shrink and crack," he said. "It?s called shrinkage cracks. They?re expected. We have a mix that we?re working on to try and minimized those as much as possible. For obvious reasons, we want as few cracks as possible in any given pontoon. But when you?re pouring concrete you know there are going to be some.?

Carpenter said there are ways to fix the cracks. ?If they were less than 6/1000 of an inch we have a crystalline water proofing. It?s slathered on and penetrates the crack themselves.? Cracks thicker than a piece of paper are routed out and filled with epoxy.

Divers are inspecting the pontoons to determine if they?re still leaking. Carpenter says the DOT is confident in the work of its contractor, Kiewit-General.

But Washington Governor Chris Gregoire has asked for additional reassurance. This month she asked for an independent panel to review the pontoons' safety.
